Maintain Your Property this Spring with Tips from Paul Davis

Spring is a great time of year with many exciting seasonal changes including the budding of trees and flowers, longer days, and snow and ice thawing. However, with spring changes come potential spring issues. Take a look at these easy steps to prevent property damage to your home or office during the spring season.

1. Gutters

Make sure there are no loose or leaky gutters or clogged downspouts. Ensure downspouts drain away from the foundation, at least 5 feet, and are clear of debris. All current landscaping should divert water away from the foundation. Water damage can occur to the property from improper drainage.

2. Washing Machine

Inspect your washing machine fill hose and look for cracks that could turn into leaks. A hose that leaks under pressure can cause major damage in a short period of time. The 5/8” hose can pump 10-12 gallons per minute. You may want to consider changing to a no-burst hose to reduce your risk for damage.

3. Dryer

Clean your dryer vent and inspect the outside exhaust. All of the lint is not caught in the lint trap and can clog the vent. A clean vent will save you money by reducing the time your dryer has to run. A clogged vent is not only less efficient, but can cause a fire.

4. Refrigerator

Vacuum your refrigerator coils. The coils on the back or bottom of your refrigerator conduct the hot air from inside the unit. If clogged with dust, they are less effective and cause your fridge to work harder, which increases your electric bill. Use a vacuum cleaner hose or a brush to clean the coils. While you’re cleaning the coils, check water lines for leaks to avoid water damage.

5. Sump Pump

Slowly pour water from a 5-gallon bucket into the crock. Observe the sump pump switch. It should turn on and start to pump water from the crock. Wait until the water pumps from the crock to ensure the pump turns itself off, and then slowly pour the leftover water in the crock to ensure the pump turns on again.
